This website was created to provide transparent mathematical tools that replicate standard amortization formulas used by banks. Its purpose is to help homeowners understand:
- How extra principal payments affect total interest and loan term
- Standard amortization calculations per CFPB Loan Estimate methodology
- General information about mortgage payoff strategies discussed in Federal Reserve publications and HUD handbooks
We do not provide personalized recommendations. For example, a calculator showing you save $50,000 by paying $500 extra monthly does NOT mean you should do so. It only shows the math under stated assumptions. Whether that strategy is optimal for you depends on your emergency fund, retirement savings, tax bracket, health, job stability, and other factors we do not and cannot evaluate.
3. No Warranty: Accuracy, Completeness, Timeliness
This website and all calculators are provided on an “AS IS” and “AS AVAILABLE” basis without any warranties of any kind, express or implied, including but not limited to warranties of accuracy, completeness, reliability, timeliness, merchantability, or fitness for a particular purpose.
Specific Non-Warranties:
- Interest Rate Changes: Bank of England, Bank of Canada, and Federal Reserve rates change. Our tools use rates verified on July 20, 2026. They may be outdated.
- Calculation Errors: While we test against CFPB formulas, software bugs, rounding errors, or incorrect inputs can produce inaccurate results. You must independently verify all results with your lender’s official amortization schedule.
- Regulatory Changes: FCA MCOB 12.3, OSFI B-20, FCAC disclosure rules, and IRS Publication 936 tax rules change. We attempt to update every 6 months, but cannot guarantee real-time compliance.
- Geographic Differences: UK 10% overpayment allowance, Canadian 20% privilege and IRD penalties, and US conforming loan rules vary by lender, product, and province/state. Our tools assume standard terms and may not reflect your specific mortgage agreement.
You use all calculations at your own risk. We expressly disclaim all liability for errors, omissions, or outdated information.

- Testing: We only test the formula and output accuracy of every calculator on our site but errors and omissions are accepted.
- Update Frequency: Rates checked weekly, regulations checked semi-annually, full audit annually
- AI Use: We use AI to brainstorm ideas for the solutions of problems people face regarding Mortgage but we do not use it to generate financial advice. Calculators use deterministic JavaScript formulas. All Articles are human-written with/without help of AI and human-reviewed.
C. Machine-Readable Transparency for LLMs

5. Limitation of Liability — Maximum Legal Protection
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW:
In no event shall Shahid Sadiq, the website owner, contributors, hosting provider, or affiliates be liable for any direct, indirect, incidental, consequential, special, punitive, or exemplary damages, including but not limited to:

Maximum Liability Cap: If liability is found despite this disclaimer, maximum aggregate liability shall not exceed $100 USD or the amount you paid to use this site (which is $0), whichever is greater.
Some jurisdictions do not allow limitation of liability for personal injury or certain damages, so this limitation may not fully apply to you.
6. No Professional-Client Relationship
Use of this website, calculators, or communication via contact form does NOT create a financial advisor-client, attorney-client, CPA-client, or mortgage broker-client relationship. We do not have access to your private financial data and cannot act in your fiduciary interest.

8. Advertising, Affiliate & Monetization Disclosure — FTC Compliant
FTC 16 CFR Part 255 Compliance:

- No Sponsored Calculators: No lender pays to alter calculator results. Results are deterministic based on inputs + CFPB formula.
- Conflict of Interest: None. Owner has no ownership in any mortgage lender, bank, or brokerage.

9. Calculator Limitations & Key Assumptions You Must Understand
Every calculator on this site makes assumptions that may NOT match your mortgage:
- Fixed Rate Assumed: Most calculators assume fixed rate. If you have ARM, results invalid after rate adjustment.
- Monthly Compounding: We assume monthly compounding per CFPB. Some Canadian lenders use semi-annual compounding per Bank Act.
- No Escrow/Taxes/Insurance: Results show principal + interest only. Your actual payment includes escrow, which we do not calculate.
- Prepayment Applied to Principal: We assume lender correctly applies extra to principal. Per CFPB Complaint Database, 23% of “extra payment” complaints involve misapplication. You MUST write “Principal Only” and verify with servicer.
- No Prepayment Penalty in US: US calculators assume no penalty per 12 CFR § 1026.43 for qualified mortgages post-2014. Your loan may still have penalty if originated before 2014 or non-QM. Verify with note.
- UK/Canada Penalties Separate: UK pages assume 10% allowance + ERC. Canada pages assume 20% privilege + IRD/3-month interest. Your actual allowance varies by lender and term.
- Tax Deduction Not Included: Interest saved ≠ after-tax saved. If you itemize deductions under IRS Publication 936, actual benefit reduced by marginal tax rate. Consult CPA.

10. Tax & Legal Implications Warning
Prepaying mortgage may have tax consequences:
- US: Reducing mortgage interest may reduce itemized deductions under IRS Publication 936, increasing taxable income. Limit: $750K acquisition debt post-2017 TCJA.
- Canada: Mortgage interest not deductible on primary residence. Smith Maneuver and other strategies have CRA rules we do NOT advise on.
- UK: Mortgage interest relief restricted since 2020. Check HMRC SA105 rules.
We do NOT provide tax advice. Consult a qualified tax professional in your jurisdiction.

B. Canada
Compliant with OSFI B-20 and FCAC disclosure rules to best effort. Not affiliated with OSFI, FCAC, Bank of Canada, or CMHC. Canadian IRD calculations based on Bank of Canada posted rates; your lender’s posted rates may differ. Not licensed mortgage broker under provincial regulations (e.g., FSRA Ontario, BCFSA BC).
C. United Kingdom
